Buyers are you looking to buy or just looking?

Buyer's AgentI have a cute little listing, needs some updating in a great neighborhood and to say the actively as been brisk would be an understatement. This home will sell. Today I showed the home to a couple, they liked the home, they were interested.

Great, but and isn't there always a but. They would need to put on an addition to fit their needs. Based on the need for them to put on an addition, they felt the home was $100,000 overpriced.  Was this something the sellers would be interested in?

So I nicely explained to them we already had offers higher than theirs from investors, all cash, who would be able to close in 3 weeks, the seller turned those offers down. The buyers seemed shell shocked.

Really, what are these buyers thinking? It was overpriced based on their need for an addition? That a seller would be more than happy to finance an addition to increase the equity in a home after the sale.

The media is killing the real estate market. Buyers have completely unrealistic expectations. Yes, the market is down, however sellers are not giving their homes away. The price they wanted to purchase this home for is absolutely unheard of in this area. They would have been getting the "steal" of the century. 

If your serious about purchasing a home, my advice to buyers out there is get yourself a REALTOR. I know this is a scary thought...But a REALTOR will help you learn the market. A REALTOR will show you the inventory and also educate you on recent closed home sales in the area! This is an important key piece of information most buyers going it alone are missing. So when you find that perfect home you will be able to put together an offer that is acceptable to the seller and still purchase the home at a great price.

Why we do the things we do

When I was a relatively new agent, I was hired as the REALTOR for the first affordable housing complex in our town of North Haven. I had no idea what I was getting myself into, or the time commitment this project would require. But I wouldn't change the knowledge I gained, the friends I made, and the families I helped for any multi-million dollar sale.

This was a small 20 unit new construction condo complex named Summerdale, which was the dream of a group of local churches in our town. They formed a non-profit group named NHOAH. It took them over 12 years to complete this project, and I'm proud to have been involved in a small part of it.

At a time when condos were selling for $185,000-250,000, we were offering these for $118,000-$131,000, plus there were grants monies available to bring the purchase price down even lower. Due to the exceptional prices of the units, I fielded over a thousand calls on these units, so many in fact, I needed to bring in a partner to help. Since there where grant monies involved, restrictions applied for families hoping to purchase. Anyone who has ever been involved with a government agency can just image the amount of paperwork and time involved in the sale of each of theses units. 

What I remember most is the families. The young married man, who couldn't stop shaking his foot during the signing of the contract, so afraid something would go wrong. The maid from New York and her son, who would soon be heading into the military.  Families from all over the world including Latin American, Europe and Asia. Single moms who never thought they would be able to afford their own home. Young married couples just starting out and expecting their first child. The woman working full time and going to school, all the while raising 3 children. Over the 1 ½ years it took from ground breaking to closings, I heard all their stories, and learned all about their lives. I met their parents and grand-parents, aunts, and uncles. We laughed together and sometimes even cried together. completed

There where so many people involved who without them, Summerdale, would have not become a reality. Everyone poured their hearts and souls into this project. From the architect's energy efficient design to the lenders mortgage programs.   I have never worked harder but I have never worked on another project that has given me so much satisfaction. But the real heroes in the building of this project are the members of NHOAH, who saw a need and stepped up to fill it.

The project is done now, but 4 years later I still keep in touch with the residents. I'm invited to their children's birthday parties, and graduations. I know whenever a new baby is born. I get emails from one of the kids who is now in college. Another resident has me over for coffee at least once a month.  This started out as just another project, but it turned out to be so much more than that for me. Whenever I drive past the Summerdale Condos, I smile, for helping those 20 families achieve the America Dream of Owning their own home is why I became a REALTOR.

Do you know who you refer – Really?

 

shady lendersWith the crack down on the mortgage industry, and the tightening of credit it was my sincere hope the bottom feeders had left the industry, but alas I guess they are still out their trying to make a living. I received a contact from a woman who found me on the internet.  She was trying to find information on a certain mortgage company doing business in our great State of Connecticut, but found me instead. 

She was purchasing an investment property and her agent recommended a lender. She met with the lender and he started filling out the loan application. When he wanted her to sign that this would be her primary residence, she refused.   She told him this was going to be a rental property, that she had no intention of living in it......he told her not to worry about it, everybody does it, just sign. Can anyone say Mortgage Fraud?  Thankfully, she is a very smart woman and this just didn't sit right with her, so she immediately got up and left his office.  She marched down to her local bank and applied for a loan there. I was shocked! It has been a long time since I have heard of this type of shenanigans taking place. One of the reasons the country is in the mess we are in now is due to lenders like this.

Now, she wasn't looking for advice, just someone to vent to. However, there are lessons to be learned here. For the smart young woman no longer trusts her agent.  That's right! Any advice he gives her is now suspect. For you see, who sent her to the shady loan officer in the first place?  Her agent.   Did the agent know the loan officer conducted his business in this manner?  Who knows? Fact is, she is now, telling everyone she knows about the lender and her agent. Point is, if you are going to recommend a professional, make sure you know who you are recommending!  It is your reputation that is on the line.
